Most leases go on for a maximum of 12 months. Some could go on a bit longer, so take a look at the descriptions under Houses. Keep in mind you still have the option to purchase before the lease is over. Also if life intervenes, but you still have complete ambition to purchase the property; let the homeowner know two months before the lease is over and you could extend the lease. As long as you've been a great tenant and the homeowner's mind hasn't shifted they should have no problem extending the lease. Communication is key!!

You as the tenant, and future homeowner will be fully responsible for anything that breaks that was your fault. Same goes for those fall leaves that need to be raked up. Unless there is a major freak natural disaster you pay for it.
